Peak season is the period from 14th July till 25th August 2012.
High season is the period from 30th June till 14th July and from 25th August till 1st September 2012.
Mid season is the period from 26th May till 30th June and from 1st September till 29th September 2012.
Low season is the rest of the year, with the exception of the Christmas-holidays.

Prices are per week and include in peak and high season water, gas and electricity, when reasonably used and unless mentioned differently.
In mid and low season the costs for heating are to be paid directly to the owner.

The house is available from Saturday 17.00 hours on the day of arrival until Saturday 10.00 hours the day of departure. Any delay should be communicated to ROC-VACAFRANCE so the owner can be informed.

On arrival you will have to pay a damage-deposit to the owner. The amount is mentioned in your confirmation letter. This deposit will be given back to you at your departure or sent back to you within 1 week thereafter, with distraction of possible damage or cleaning costs. ROC-VACAFRANCE takes no responsibility for the fulfilment of the deposit.

On departure you must leave the house clean and in good order as you have found it on arrival. If the property is left in such a condition that the owner feels obliged to provide extra cleaning, this may be deducted from you deposit. Cleaning services can be arranged on request.

Linen and towels are not provided unless mentioned differently. You must bring your own bed linen and towels. Some owners offer the possibility of renting it. The bill has to be settled directly to the owner.

The maximum number of persons indicated in the description of the house should not be exceeded.

During your stay you are responsible for the house and its contents. You will have to replace or pay for possible damages. Make sure your insurance covers your stay.

In low season the swimming pools are not available in principle.

Some communes have installed a tourist tax. This will have to be paid to owner.

Changes of prices are possible.

RESERVATIONS AND PAYMENTS

You can make a reservation by telephone, regular mail or email.

After having received your booking ROC-VACAFRANCE sends you a confirmation letter with all the details of your booking. A deposit of 50% plus the administration fee of 25 € will have to be paid within 7 days. Bank fees are in charge of the client.
As soon as your first payment has been received, ROC-VACAFRANCE will send you a complete itinerary and the full address of the house
The balance of the price has to be paid 6 weeks before arrival.

If the full amount is not received in time ROC-VACAFRANCE reserves the right to cancel the holiday.

For last minute bookings (within 6 weeks before arrival) the total amount will have to be paid in once..

CANCELLATIONS

If you cancel your holiday more than 6 weeks before arrival the costs are 50% plus the administration fee.
If you cancel within 6 weeks the total amount is due plus the administration fee.
We strongly advise you to take a cancellation-insurance.

COMPLAINTS

Any complaints you may have about the property which could not be settled satisfactorily by the owner must be reported to ROC-VACAFRANCE as soon as possible, so the agent is given the opportunity to put matters right. Any remaining complaints must be notified in writing within 2 weeks. Leaving a property beforehand without consultation of ROC-VACAFRANCE relieves the agent of any obligation of indemnification.

RESPONSABILITY

If ROC-VACAFRANCE for reasons of force majeure (for instance war, strike, restricted measures by the authorities, and other overpowering circumstances) cannot fulfill her obligations, reservations can be cancelled without any indemnification.

If for any other reason, through no fault of ROC-VACAFRANCE, reservations have to be cancelled, another similar property will be offered at the same price. If such is not possible ROC-VACAFRANCE will refund the total amount, however without any indemnification.

ROC-VACAFRANCE cannot accept any responsibility for any damage whatever the cause.
